When Is the Best Time to Sell Your Property?

Best Time to Sell Your Property

When you sell a home, it’s vitally important to get everything right (or at least as close to it as possible). Every decision you make could be a five-figure decision. We’ve been in this business for a long time, and we know it’s a lot of pressure.

One of the most important things you’ll have to decide is when to sell. This can depend on a range of factors – market, seasonal trends, data trends and more.

Traditionally, people sell their homes in spring. It makes sense too – everything is brighter and looks more beautiful. Though spring certainly isn’t a bad time to sell, any agent worth their salt will tell you that the decision is worth more thought than that. You might find that, in your case, spring actually isn’t the best option.

There are, for example, advantages to operating against the norm and selling in quieter periods. Less competition means that homeowners are more likely to see your home.

Below, we cover the typical pros and cons of selling for each season:

Summer

Summer is a great time to sell for homes near the beach that get cool breezes, like coastal holiday homes. Additionally, if your home doesn’t deal well with the winter months, summer will be the best time of the year to show it to homeowners.

It’s important that homeowners experience their first impression of your home at a time when the temperature is comfortable, so be sure to consider the time of day when scheduling inspections.

Winter

Your home can be a true standout during winter if it gets great winter light (or has a knack for keeping warm). Make sure that your home feels warm and comfortable for inspections, and your home will surely blow the competition away.

Autumn

This is a tricky season because temperatures can be inconsistent. As such, autumn is more “typical” than winter or summer in that there are less specific seasonal considerations. Just keep the home clean, tidy and comfortable.

Autumn is, however, a busier time than winter or summer. Probably best to ask your agent whether that’s a good thing or a bad thing in your particular case.

Spring

Spring is the most popular season to sell a home. The major consideration for a spring sale is homeowners focus on the outdoors – make sure your yards are kept in perfect condition and you should be good to go!
